A Los Angeles Investor’s Firsthand Experience with Sundae’s Marketplace

Investor Fabi B. uses Sundae’s marketplace to make informed decisions quickly and close more deals in Los Angeles and beyond.

Fabi B. is an investor in the Southern California markets of Los Angeles, San Bernardino, and Riverside counties. Each year, he flips about 30 to 50 properties a year, a profession he learned from his family.

Like many longtime property investors, Fabi was used to getting tips from a variety of sources. He used the MLS, wholesalers, as well as a rolodex of real estate agents. These tips, however, were unpredictable and largely out of his control. Expanding on his experience, he noted “I come from the old school. My parents taught me you always go look at a house before you make an offer.”

That was 20 years ago. Since then, the times have changed: “now, I don’t even see them in person until we buy them or make a deposit.” When Fabi found Sundae, he began building a reliable pipeline for new verified deals—ones that he found himself. The best part is that it doesn’t require him to venture beyond his computer to close a deal.

Fabi said he’s seen “a base hit turn into a grand slam” through Sundae. Most notably, a property he bought in Rancho Cucamonga. He scooped up a tract home in a great area in December of last year. He did “a quick cosmetic fix” and then sold it within three months for about $30,000 more than he thought it was going to sell for.

Here’s what Fabi likes most about the Sundae experience:

Feel confident making decisions

Some benefits of finding homes to flip using Sundae’s marketplace are the virtual tours, photos, and home inspection features. These resources alone, said Fabi, “make me about 90 percent comfortable” making an offer and putting money down without ever setting foot on the property.

Additionally, Fabi likes that the Sundae marketplace is very user friendly. While Fabi’s been investing locally for 10 years, he acknowledges that those interested in investing out of state would get huge advantages from using Sundae. On this point, he stated that “it gives you the foot in the door to see what’s possible. It’d be a lot easier to do that, as opposed to going in blind.”

A team committed to investor success

A huge differentiating factor is the level of service Fabi receives from the Sundae team. He credits his “amazing” investor advisor, Sundae support, and the closing team with making the entire process easy. The only negative, he said, is that due to the quality of service, “it’s a Catch-22. A lot of other investors are jumping in,” increasing the competition on investment properties.

And while that might make his cost go up a bit, he stated that Sundae does “a very good job growing what they are doing, but also balancing the customer service along with it.” Each member of the team is committed to helping investors succeed.

Close the deal with Sundae

Fabi values the relationships he makes in his real estate investment business—from wholesalers to real estate agents. In a world where reputations mean everything, he said “I’ve established a lot of good relationships because it’s very simple, I just don’t back out on deals.” The same levels of trust and reliability are expected from his network. That’s why he continues to work with the Sundae team.

In fact, he prefers Sundae deals to other options. There’s a level of transparency with Sundae, whereas “sometimes wholesalers will offer properties they don’t have locked up.” This adds an extra layer of complexity to closing deals that the Sundae marketplace avoids.

Sundae is dedicated to offering investors and owners a way to do business transparently. It gives investors an easier, streamlined way to make offers and sellers a fair price for their properties.
